Wykeland Unveils £10m East Yorkshire Business Park Extension

Commercial property developer Wykeland Group has formally opened its new £10 million Evolve development at Melton West business park in East Yorkshire, adding 85,000 sq ft of modern commercial space to the sought-after location.

The development, which provides high-specification facilities for growing companies, has already secured its first major tenant. Medequip, a provider of community equipment loan services, has occupied one of the two larger units. Wykeland adjusted the building schedule to allow the firm to move in early to fulfil a new contract.

The remaining space includes a second larger unit of 37,000 sq ft and five smaller, 5,000 sq ft units, one of which is already under offer. These units are suitable for a range of uses, including industrial, manufacturing, distribution, and trade counter operations, with associated office space.

East Riding of Yorkshire Council Leader, Cllr Anne Handley, officially opened the development.

Dominic Gibbons, Wykeland Managing Director, commented on the completion: “We’re delighted to have completed this major new development at Melton West, providing commercial space which is best in class and unmatched for quality in the local area. We have delivered this development speculatively, reflecting our confidence in the proposition Evolve offers and our commitment to stimulating investment and growth. That decision has already been rewarded by securing an excellent first tenant in Medequip."

He added: “Now that the other units are available to occupy, we’re seeing growing interest, reflecting a pent-up demand from growing businesses looking for the high-spec, future-proofed facilities Evolve offers.”

The Evolve units were designed with sustainability in mind, offering occupiers lower running costs and reduced environmental impact. All units are EPC A-rated and feature rooftop solar panels, green living walls, and electric vehicle charging infrastructure. The design also incorporates high levels of natural light through translucent roof panels, minimising the need for artificial lighting.

The development was supported by grant funding from East Riding of Yorkshire Council, which is committed to boosting regional economic growth.

Cllr Handley, who is also the council’s Portfolio Holder for Inward Investment, noted the strategic importance of the park: “We’re pleased to have supported Wykeland Group to enable the creation of a development of such exceptional quality. Evolve significantly enhances opportunities for businesses looking to secure premises which will accelerate their growth and position themselves for future success."

Melton West, located west of Hull, offers excellent connectivity via the A63 and the motorway network. The business park is a major regional investment hub, home to significant operations for international firms such as Amazon and Smith+Nephew, alongside established businesses like Heron Foods and Kohler Mira. Amazon recently opened a £200 million retail logistics centre at the park.

Wykeland Group is a commercial property and investment business based in Yorkshire and the Humber, operating business parks including Bridgehead, close to the Humber Bridge; the @TheDock tech campus in Hull; and Europarc in Grimsby.
